How often should a commercial property be professionally cleaned?

A practical guide to setting the right daily, weekly and periodic cleaning schedule for a busy Dublin property.

There is no single cleaning schedule that suits every commercial property. A quiet professional office, a busy retail unit and a hospitality venue may occupy similar floor areas, but their footfall, opening hours and hygiene risks are very different.

The right schedule combines frequent attention to the areas people use most with planned deeper work that protects flooring, fixtures and the overall presentation of the building.

What determines how often a property should be cleaned?

Start with footfall and operating hours. Entrances, lifts, washrooms, kitchens and shared touchpoints usually need more frequent attention than meeting rooms, storage areas or lightly used offices. Evening and weekend use can also mean that one daily visit is not enough.

The type of activity matters too. Food service, gyms and childcare environments carry different hygiene expectations from standard offices. Weather, nearby construction and city-centre traffic can also increase the moisture, grit and dust brought inside.

Build the schedule in daily, weekly and periodic layers

Daily cleaning should protect hygiene and presentation in the areas people notice and touch most. Weekly work can cover lower-use rooms and more detailed tasks. Periodic cleaning deals with work that is not required every visit but should never be left indefinitely.

  • Daily: washrooms, kitchens, bins, entrances, shared touchpoints and visible floor care.
  • Weekly: detailed dusting, internal glass, low-use rooms, skirting and accessible fixtures.
  • Periodic: carpet extraction, high-level cleaning, floor treatments, upholstery and deep cleaning.

Signs that the current schedule is not enough

Recurring complaints, overflowing bins, persistent washroom odours and visible marks early in the working day suggest that timing or frequency needs attention. So do dull high-traffic carpets, dust returning quickly and staff informally taking over cleaning tasks.

The answer is not always more hours everywhere. Moving a visit, adding a daytime washroom check or increasing attention to one entrance may solve the actual problem more efficiently.

Review the plan as the property changes

Cleaning plans should be reviewed when occupancy, opening hours, room use or customer traffic changes. Seasonal reviews are useful because winter moisture and summer events place different demands on a building.

J&S builds commercial cleaning schedules around how each Dublin property operates. Clear priorities, realistic frequencies and regular communication create a service that remains useful rather than becoming a fixed list that no longer matches the site.

Questions for setting the right frequency
  1. Which areas receive the most footfall each day?
  2. When are washrooms, kitchens and entrances busiest?
  3. Are customers, residents or staff present while cleaning takes place?
  4. Which specialist floor and fabric treatments are required periodically?
  5. What recurring presentation issues are already being reported?
